As development gets denser, ownership gets three-dimensional. Air-space subdivision lets a single site be divided into discrete volumes — for example, separating retail at grade, parking below, and residential above into distinct parcels.
These plans rely on precise volumetric statutory rights-of-way and exacting survey work where the parcels meet. There is little tolerance for error: the boundaries are legal, and they are vertical as well as horizontal.
